Croydon council has launched a free early-intervention service to help private landlords address issues before they lead to eviction.
This service aims to support landlords to keep people in their homes, avoid unnecessary eviction proceedings, costs and reduce the impact of homelessness.
The service offers landlords advice on resolving disputes, managing tenants with rent arrears, understanding their legal responsibilities and exploring alternative solutions to eviction.
The council claims that many evictions in the private rented sector happen because problems were not solved earlier. By tackling issues earlier, the service helps to prevent costly legal proceedings and reduce the emotional and financial impact of eviction for both landlords and tenants.
With over 3,600 households in temporary accommodation and more than 8,600 households on the housing waiting list, Croydon says it faces a severe shortage of affordable homes.
The council reports that it receives around 400 new homelessness applications each month, but only a small number of homes become available. By resolving tenancy issues before eviction notices are served, the council says it aims to reduce reliance on temporary accommodation and prevent the disruption caused by homelessness.
Landlords considering serving a Section 21 or Section 8 eviction notice, as well as letting agents representing landlords, can access the service by completing an online referral form.
The council says it will then assess the situation and work with both parties to find a suitable solution. Mediation will be offered where necessary to help resolve disputes without the need for eviction.
