The government has announced minor changes to the Tenant Fees Act (TFA) 2019, to bring it up to date and in line with the Renters Rights Act (RRA).
The update was issued at the very end of the day on Friday ahead of the final weekend before Christmas.
The updated version has sections on council tax and TV licence payments added into ‘Utilities and other bills’ to detail the separate rules for these services, once that part of the RRA comes into effect on May 1 2026.

The government has also updated its broader guidance note for landlords and agents to include both the council tax and TV licence elements, and to add a new form into the section entitled ‘if tenants do not follow the possession order’.
