Government issues landlord responsibilities for mandatory database

The government has today set out detailed guidance for landlords on information they must provide for the mandatory Private Rental Sector Database.

Roll out of the database begins in just two months’ time.

Landlords must provide:

  • property details (for example address, number of bedrooms, current rental status);
  • a correspondence address in England or Wales;
  • contact details for any managing agents, superior landlords and freeholders.

Landlords must also pay the £65 per property registration fee, at which point they will be given a property registration number and requested to provide additional information including:

  • evidence of gas safety certificate (if the property has a gas supply);
  • evidence of electrical safety certificate;
  • evidence of Energy Performance Certificate;
  • information about the tenancy including rent;
  • any licences, such as a House in multiple occupation (HMO) or other licences.

The government statement says: “You can provide this information at the same time as your property details, or you can submit your registration and provide any outstanding information within 28 days.

“If you do not provide outstanding information within 28 days, your property registration may be deactivated.

“This may result in you being in breach of the requirement to have an active property registration if your property is rented out. Your landlord registration will also be deactivated if you have no active properties on the service.”

The guidance is long and detailed and you can see it in full here: https://www.gov.uk/guidance/register-your-rental-property-service-guidance-for-landlords?utm_medium=email&utm_campaign=govuk-notifications-topic&utm_source=e181521f-ccf3-4c18-8965-b43fe829d157&utm_content=immediately
