The online marketplace Gumtree says the private rental sector is becoming more competitive.
It claims to have had over 128,000 enquiries sent to its rental ads in just one week with demand especially high in city centres and popular commuter belts.
In the week ending July 31 it saw over 128,000 enquiries were made to live property listings; the average listing with enquiries received more than five messages from interested renters; and around 41,000 listings were live each day, with 8,262 new listings added that week.
Gumtree also claims what it describes as “consistent and sustained growth” of over 10% year on year in professional agents listing on its platform.
It says: “This indicates agents are finding value in using the platform for year round advertising, with the volume of leads delivered to agents peaking so far in July – 16% higher than any other month in 2025.”
“These numbers highlight just how busy the market is right now. For renters, it’s a sign to act quickly and be prepared when searching — many listings are seeing multiple enquiries within hours. It’s important to set up instant alerts to catch listings early and ensure you have all your documents ready to go” says Kim Faura, consumer expert at Gumtree.
