Property management and finance platform Lendlord has launched a new compliance tool geared for the Renters Rights Act information sheet.
The sheet must be provided to tenants in existing tenancies created beforeMay 1 this year.
While it can be issued by post or email, landlords are expected to demonstrate that it has been received, with failure to do so potentially resulting in fines of up to £7,000 per tenancy.
Lendlord’s tool contains an in-app acknowledgement system, prompting tenants to confirm they have read the document before progressing; allows e-signatures; and allows users to produce solicitor-backed periodic agreements aligned with the latest statutory requirements.
Chief executive Aviram Shahar says: “The requirement itself is straightforward, landlords need to provide the official information sheet to every tenant by May 31, but the real issue is proving that it has actually been received.
“The burden of proof sits entirely with the landlord, and a standard email or proof of posting does not confirm that the document has been opened or read.”
