Some 88% of homes in England have some form of garden – but in some areas only 22% of HMOs give tenants access to gardens.
An analysis by an HMO management platform suggests that across England as a whole some 48.9% of available house share rooms are in properties that have a usable garden.
But while 67% of HMOs in the East of England HMOs have a garden, that proportion plummets in the North East (22.3%), North West (30.3%), East Midlands (36.7%), and Yorkshire & Humber (44.4%).
Gardens are in better supply in HMOs in the South West (65.4%), South East (63.7%), and West Midlands (53.2%), while even in the densely populated capital city of London, more than half (51.9%) of listings are in usable garden properties.
The analysis – by the platform COHO, also shows HMOs being especially pet-unfriendly: just 2.5% of HMO rooms currently listed to rent state they are pet friendly.
A COHO spokesperson says: “I’m optimistic that this will change over the coming years. The standard of HMOs is rapidly increasing, driven by rising tenant expectations and the co-living revolution which is pushing standards up and seeing a new era of shared houses that give far more consideration to the housemate experience.”
